Buildable Vacant Lot, located between newer Townhomes. Zoning for the subject site is R-3, Single Family. Per Municipal Code, this single-family district is established to provide and maintain area for development of medium density single-family residences on generally uniform lots. This district is intended for the exclusive development of narrow lot detached single-family residences served by municipal water and sewer systems. The lot is nonconforming in terms of width and size, however per Sec. 17.304.A.1. of Municipal Code it is buildable as long as the building meets the requirements of Sec. 17.304.A.2: A building shall be placed on the lot so as to provide a yard on each side of the dwelling building within a residential zoning district. Required side yards of the principal building shall not be less than ten percent (10%) of the width of the lot, and in no case shall required side yards be less than five feet (5') in width, and in no case shall a residential building be located less than ten feet (10') from a building on an adjoining lot. The proposed development would need to meet the lot coverage and building coverage regulations.
